Prices, fees and other costs :
All prices are inclusive of all land leasing, building permits and other legal costs, individual villa construction and landscaping, shared common facilities construction and utility installation. See items not included in price in Villa Facilities section below.

• Cost of a two bedroom two storied villa with a built area of 187.5 square meters begin at

  US$175,000 (at an exchange rate of Rp 9000=US$1)

• Cost of a three bedroom two storied villa with a built area of 243 square meters begin at

  Rp 1,782,000,000
  US$198,000 (at an exchange rate of Rp 9000=US$1)
  Including outdoor jacuzzi or 8×4 meter swimming pool

  If pool or jacuzzi is not required deduct Rp100 million or US$11,100 from the above cost.

Fees :
Fees that all villa owners will be responsible for are of two types:

1. The fixed monthly management fee that covers fixed operating costs of both villa and other facilities in the complex.
2. Individual payments by villa owners for their consumption of utilities, telephone bills, TV service and any other personal expenses incurred

Management fee
Based on the operating costs of my own small hotel and on employing a permanent staff of 14 persons, I estimate that monthly operating costs will be Rp 35 million (US$ @ Rp9000=US$1) per month which amounts to Rp 3,500,000 (US$390) per month per villa owner. I am happy to provide an estimate of the breakdown of these expenses if you require this.

Over time increases in operating costs will mean increases in this fee however as a main aim of this project, these increases will be minimized and cost savings encouraged at all times.

Individual fees
Individual villa owners are responsible for, and charged separately for, their own monthly telephone fixed charge plus telephone usage, individual electricity, water and gas usage plus any cable TV charges. These bills will be sent to individual villa owners and paid from monies remitted or deposited by individual owners into the business bank account of the management company
