the aims
To develop a small complex of villas that:
- Are affordably priced
- Offer legal security and certainty
- Enjoy the benefits of a small scale development
- Have reasonable maintenance/operating expenses
- Offer long term (50 year renewable) leases
- Give a high standard of construction with an unprecedented two year guarantee on all building and finishing work on each villa
- Has reliable utilities-well water, PLN electricity with Genset backup, telephone connections, TV reception and transport service
- Allows for the use of renewable, alternative energy sources, non-polluting waste water treatment, recycling of waste and organic gardening
- Is set in a quiet, rural location allowing many cultural and outdoor activities
- Allows some flexibility in facilities, materials and uses for both villa types
- Is respectful of the physical and cultural environment
- Allows owners/guests the ability to interact to mutual benefit with the local community
- Is located away from mass market and beach located developments with their associated security risks
- Benefits the local community by its presence.
How these aims will be achieved
- leasing land away from higher priced beach areas and using local connections and understanding to obtain a reasonable lease price and extension agreements
- building only 10 units means economy of scale and cost savings are possible yet a small scale and private atmosphere is retained
- keeping permanent staffing to a minimum and using temporary staff as needed to meet guests needs
- the use of the PMA (authorized foreign investment) company structure combined with the services of an established legal advisory company in Bali, guarantees lease and ownership security
- using a competent, well established contractor whose work I know well-he built my own villa-ensures a high quality of building and finishing. An almost unprecedented 2 year builder’s guarantee period is further proof of the contractors integrity and expected standard of work
- using local designs and materials for construction wherever possible mean cost savings, ease of construction, adaption to climatic and other environmental constraints and sensitivity to local culture
- buying construction, building and finishing materials direct from suppliers and using links already established to purchase certain items means avoiding excessive cost mark ups
- using well water and ground tanks plus having a Genset as a backup electricity supply ensures reliable utility supply. Gas for water heating and cooking is also efficient and cost saving
- using solar and other alternative energy where possible and practical to supplement PLN electricity supply
- using environmentally friendly waste management and energy use policies as well as recycling of waste and the option of establishing organic gardens as well as sensitive landscaping to attract wildlife and enhance the natural beauty of the site
- using a local contractor and work force with local knowledge and connections can save both time and money as well as benefiting the local economy
- using local villagers for both construction and ongoing staffing fosters good relations with the local community which can promote long term and mutually beneficial connections between them and villa owners
