As a long term expatriate resident in Indonesia-I have lived and worked here for over 20 years-I have considerable knowledge and experience of planning, building and managing property in Bali.

  • I have leased and bought land in Bali and experienced all the legal, administrative, financial and cultural routines and regulations required in such processes
  • I have already established one PMA company to operate my hotel in Bali.
  • I have established relationships with local government offices, legal services, banks and other institutions in both Jakarta and Bali that will be needed in the development of the Villa Gunung complex
  • I have been responsible for the design and building of my own small hotel, Alam Sari Keliki, located in a village close to the location of the Villa Gunung complex.
  • Two years ago I designed and supervised the building of my own villa attached to Alam Sari.
  • In commissioning the building of Alam Sari and the villa, I have made contacts with many building suppliers in both Bali and Jakarta and have been able to save considerable money in negotiating purchases direct from the manufacturers.
  • I have established good relationships with both local leaders and people who live in the village in which the villas will be built
  • I have a long and close relationship with Pak Made Darya, who will be the contractor responsible for construction (see details below)
  • I have recruited all current staff at both the hotel and villa I own and continue to assist the full time managers in their tasks

In undertaking these projects I will deal with the following items involved in any construction project:

  • all legal aspects of leasing land and dealing with village authorities
  • certifying the conformity of all building and other work to building and environmental regulations,
  • obtaining necessary building and other permits,
  • assisting in design of buildings, landscaping and other facilities
  • arranging the installation and supply of utilities-water, electricity and telephone services-and backup facilities
  • choosing suitable and reasonably priced materials (purchasing some items in Jakarta can be cheaper than locally purchased materials),
  • supervision of building contractors,
  • payment of construction and other costs according to the building schedule to ensure that construction work goes ahead smoothly
  • ensuring that the contractor meets his contractual obligations
  • assisting villa owners with the sourcing and purchase of furniture, furnishings, fittings, kitchen and dining equipment and other items not included in the villa price
  • on-going management of the complex once completed

I am committed to the successful completion of this project to all owners’ satisfaction and will maintain an ongoing interest in the project by committing to manage the complex after its completion.
